THE PROPERTY

Located opposite KaDeWe in one of Berlin’s prime real estate locations, P1 was conceived as a large-scale commercial development. Following the collapse of its former investor, construction came to a halt, leaving tens of thousands of square metres without an active function.

A prime asset had entered a speculative void.

THE CHALLENGE

How can the potential of a property be evaluated when its planned future no longer exists?

Instead of waiting for market conditions to define the next development cycle, Parasite Real Estate approached the vacancy itself as an opportunity .Our objective was simple: to determine what the building could already do.

OUR APPROACH

Parasite Real Estate conducted a one-week Property Test Drive inside the unfinished structure.

Two different use scenarios were implemented simultaneously:

RESIDENTIAL

A fully equipped private room was installed inside the property and inhabited throughout the testing period.

COMMERCIAL

A temporary Parasite Real Estate office was established on site, allowing our team to manage the property directly from within the development. Rather than projecting possible uses onto architectural plans, we tested them at full scale.

THE RESULT

The test demonstrated that even a stalled development is never entirely without function. Where conventional speculation projects value into an uncertain future, our approach begins with the spatial resources already available.
